- Analyze market and specific site considerations in light of affordable financing potential
- Confirm site suitability, negotiate site control, and affect necessary land use approvals
- Provide risk capital to address pre-development costs
- Access historical consulting relationships that have proven performance histories for due diligence work
- Assemble necessary financing applications to public and private funding sources
- Prepare detailed project financial forecasts and feasibility analysis
- Negotiate and review partnership operating agreements, financing documents, including architectural and construction contracts or consulting agreements
- Oversee construction activities and manage the project build out, including necessary contractor negotiations and monthly inspection/lender draw process
- Project lease up and marketing, including the setting of operating budgets and engagement of property management
- Provide financial guarantees required by lenders and investors necessary to facilitate transaction and protect financial interests of non-profit partner
What makes our approach unique and sets us apart is that we put up our own capital and assume the development risk on the projects that we engage, in direct benefit to our non-profit partners. We essentially remove almost all downside risk for our partners through the rent up and stabilization of a development project. SRI guarantees project construction completion, tax credit delivery to investors, and funds any operating deficits not covered by reserves. These risks are real, as the events on any given project can deviate from original planning. SRI provides that extra level of assurance that at the end of the day the project will be delivered as intended without undue exposure to partners.
